This position is for an afternoon shift working from 3.00 p.m. until 11:00 p.m. Monday to Friday. Schedule may change to cover the complex as required. Overtime duties will be required i.e. contractor supervision for tenant construction, contractor supervision for capital projects, preventive maintenance tasks and emergencies.
Perform daily duties as Building Operator B, supporting staff on daily Complex HVAC Operation and providing prompt HVAC repair resolutions.Responsible for the operation/repair and day-to-day monitoring of the ComplexHVAC equipment (including chillers, boilers, pumps, motors, VSDs, cooling towers, compressors, HVAC water treatment etc.), life safety systems, building automation systems, lighting systems, etc.Carry out preventative maintenance duties on building equipment including HVAC equipment (chillers, boilers, cooling towers, air handling units, supply and return fans, pumps, common areas etc.)Ensure timely response/resolution of all tenant requests logged through 310 -maxxand liaison with Tenants on mechanical/HVAC issues.Review and monitor contracted work to ensure work being performed in a safemanner and work details meeting our standards.Assist with the Complex daily activities and operations and liaison with serviceproviders and contractors. Develop energy priorities for building systems/operation in line with Sustainability and objectives including daily energy management of HVAC and lighting systems.Perform other duties as requested.
High School DiplomaBuilding Environmental Systems Certification (Class I & II) BOMI SMT or SMA preferred.Minimum 5 years experience in the operation of HVAC equipment, BAS, and FAS in Class A office /retail complexBlue print reading, as applied to technical areasAbility to work with minimal supervisionExceptional skills in communications, organization, interpersonal and time managementProven relevant technical and mechanical skills.Extensive knowledge of Building HVAC, Plumbing, Electrical, DDC BAS Systems and Life Safety Systems.After Hours coverage required on an On-Call rotating schedule
