Scope:

Reporting directly to the Operations Supervisor, the Building Operator will be responsible for day-to-day building operations of the facility, ensuring that the facility is maintained as a safe and comfortable environment at all times for retail tenants in compliance with the Alberta Safety Codes Act.

Responsibilities:

• Conduct regular site inspections ensuring the building equipment meets scheduled and periodic maintenance requirements and contractor service levels are achieved.
• Carry out minor maintenance requirements on a scheduled or periodic basis, including but not limited to lamp replacement, washroom maintenance and
• Perform and/or monitor building operation requirements and fire alarm/sprinkler systems.
• Maintain daily building operations logs of equipment/systems.
• Perform water treatment independently and with minimum supervision.
• Perform administrative work as required such as completion of work orders and maintaining required databases.
• Supervision and coordination of contractors as required completing service/construction/capital projects pertaining to building operations/improvements, and reporting all concerns.
• Aid co-workers with problem solving and investigative projects related to building equipment, systems, and operating parameters as directed.
• Provide backup to the maintenance crew with trouble-shooting problems, problem investigations and snow-clearing equipment operation.

• Coordinate and liaise with tenant’s sub-contractors as required.
• Respond to and complete tenant concerns/requests in an acceptable time period.

• Be available for on-call duty and shift work as scheduled.
• Other duties as assigned by the Operations Supervisor from time to time based on needs, training, knowledge, and capabilities.

Qualifications:

. High school diploma
. Valid 5th Class Power Engineer’s Ticket
. Valid driver’s license
. HVAC, electrical, plumbing, fire alarm systems, building automation systems
. 3 years of continuous experience in retail commercial buildings: a shopping centre or retail environment
. Good knowledge of Windows and Microsoft Office: Outlook, Word, Excel
. Blueprint reading skills, elevated work platform operation experience, Bobcat operation experience preferred
. Ability to work with the Blackberry communication units preferred
