Primarily responsible for the operation, maintenance and monitoring of HVAC equipment under the Landlord’s jurisdiction. Attend to Tenant premises technical complaints and other Tenant related services. Recording of Tenant and common area utilities consumption readings. Inspection of new Tenancy technical work. Liaise with all building departments and assist other departments when necessary. Carries out other duties as set out by Management from time to time.
• Responsible for carrying out preventative and on-demand maintenance and minor repairs to HVAC equipment; installation of pneumatic controls. • Responds to Tenant technical complaints utilizing the Angus Preventative Maintenance software program to open and close work orders upon completion of assigned work and troubleshoot or assist with problems therein within the tenant space.• If safe to do so, conducts low voltage electrical troubleshooting when required. • Provides regular inspections of Technical Tenant construction work as specified in the Landlord’s Design Criteria. Report deficiencies and work progress to Supervisor. • Ensures that equipment is operating at its maximum efficiency; maintains the cleanliness of equipment and equipment rooms. • Advises Supervisor of any adverse conditions, which may affect the integrity of building systems, common areas and Tenant premises architectural and structural components. • Maintains logs, updates nameplates of equipment. Records of all equipment data. Familiarity with blueprints and any other relevant departmental information required from time to time. • Other duties assigned by Supervisor and/or management as required. Additional requirements: 1. Respond and assist to emergency or urgent situations within the building. Participates in fire drills, training of systems. Bomb threat search/procedures is voluntary. 2. Must follow all safety procedures implemented by Management and authorities having jurisdiction, including Square One’s Joint Health & Safety Committee (JHSC). 3. Must work in a safe manner, including placement of any warning signs that are necessary to inform staff, Tenants and the public of potential hazard.
• Completed OSS Grade 12 Diploma. • Building Environmental Systems Class 1 program or equivalent. • C.E.T. certification is an asset • Experience in HVAC systems and respective controls; operation of fire alarm and sprinkler systems. • Minimum 5 years of operating and maintaining various types of HVAC mechanical equipment and low voltage safety experience. • Very good knowledge of air handling equipment, air distribution systems and associated components. • Skilled in pneumatic/electrical controls related to air handling equipment/space ambient conditions. • Good understanding of electrical systems; minor troubleshooting of low voltage starters, disconnects, distribution panels. • Basic MS Office and Windows skills; computer data entry. Experienced with Angus Maintenance Program. • Good understanding of fire and safety systems, sprinklers. • Ability to read blueprints • Excellent people relation skills. Always prompt, punctual and able to provide the highest level of service to Tenants. • Must be organized, show good self-control during emergency situations and be able to work with minimum supervision. • Must maintain professional corporate image and be articulate with good writing skills.
This role involves shift work, including evening and weekend work.
