CIMCO (a division of Toromont Industries) is looking for a Sr. Project Manager with at least 10-15 years of construction experience. This role will appeal to you if you take pride in the quality and efficiency of the projects you oversee. You possess a sense of urgency, are a problem solver and have exceptional costing & project management skills.

Role Responsibilities

•Planning, organizing, directing, controlling and evaluating construction projects (HVAC/Refrigeration & Mechanical projects) start to finish according to schedule, specifications and budget
•Preparing and submitting construction project budget estimates, critical path schedules and quality control programs.
•Planning and preparing construction schedules and milestones, and monitoring progress against established schedules
•Preparing contracts and negotiating revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
•Plan, coordinate and manage effectively all Foremen, material and equipment to meet the established budget, schedule and scope of the projects.
•Developing and implementing quality control programs
•Preparing progress reports and issuing progress schedules to clients
•Hiring and supervising the activities of subcontractors and subordinate staff
•Conduct activities in accordance with all company policies and procedures including safety and respecting the environment.

Required Professional Knowledge, Skills & Qualifications

•12+ years of project management experience relating to mechanical systems and piping applications
•10+ years of experience managing 5 to 20 million dollar greenfield and retrofit projects for general contractors and end users
•Must be able to develop and maintain detailed MS Project schedules (setup - task durations, resource allocation, labor costs, etc.)
•Must be able to manage multiple complex projects in all varying phases of construction at the same time.
•Has 12+ years in Industrial Piping or Ammonia Refrigeration as a Lead Project Manager. A similar experience working for a large scale general contractor or civil contractor would be considered for a rec position, but probably not on the industrial side.
•Has held a job at the same company for many years at a time.
•Has successfully completed multiple large-scale Industrial Piping or Ammonia Refrigeration •projects for a reputable contractor.
•Can provide references to validate the experience. Customer references are preferred.
•Experience teaching and coaching teams.
•Strong financial management / forecasting experience.

•Must fully grasp all facets of project contracts
•Excellent oral and written communication skills. Must be detail oriented, self-sufficient and self-motivated.
•Exceptional planning and organization skills with the ability to manage a number of projects with competing priorities and able to work under pressure to meet firm budgets and tight deadlines
•A proven track record of building and maintaining effective relationships with clients, owners and consultants.
•Trained and certified in all aspects of construction safety is an asset.
•Able to represent the company in a professional and respectful manner and must lead by example
•Must be able to manage, maintain and be prepared to present project finals at all times
•Must be able to effectively plan, coordinate and manage all aspects of the project while maintaining the schedule and budget
•Must be able to predict and circumvent problems, preventing deductive change orders before they happen
•Must be able and willing to mentor and develop APMs and less experienced Project Managers
•Must have excellent written and verbal communication skills
•Must be able to review/markup P&IDs using Bluebeam and work with Engineering to ensure drawing accuracy
•Must be able to write comprehensive subcontracts with ironclad scopes of work and be able negotiate all aspects of subcontracted work
•Must have computer skills needed to effectively utilize CIMCO financial software programs
•SAP experience preferred
•Proficient in MS-Word, Excel and Outlook. Knowledge of SAP and MS Projects is preferred.
•Must be available to travel within the territory
